Please read these Terms of Service carefully before using Ravine Realty. By using our platform, you agree to these terms.

1. Acceptance of Terms

By accessing or using Ravine Realty ("the Service"), you agree to be bound by these Terms of Service and our Privacy Policy. If you do not agree, please do not use our Service. These terms apply to all users including visitors, registered users, and anyone accessing the platform via web or mobile applications.

2. Description of Service & Brokerage Disclaimer

Ravine Realty is a Canadian real estate technology platform that provides property listings, AI-driven insights, mortgage calculation tools, market intelligence, and productivity software for real estate professionals. Ravine Realty is not a registered real estate brokerage under any Canadian provincial legislation (including TRESA in Ontario, RESA in British Columbia, or the Real Estate Act in Alberta). We do not hold trust funds, represent buyers or sellers, or provide regulated real estate trade services. Registered real estate brokers and salespersons use Ravine Realty as a tool to manage their own listings, clients, and transactions on their own behalf and under their own registered brokerages. All real estate services associated with listings on this platform are provided solely by the licensed professionals who posted them. Property Managers and landlords may also use Ravine Realty to post rental and short-term listings. Property Managers and landlords are solely responsible for ensuring their listings, management practices, and lease agreements comply with all applicable provincial Residential Tenancies Acts, municipal bylaws, and human rights legislation. Ravine Realty does not verify property ownership or management authority, and does not guarantee the legitimacy of any rental listing. 3. User Accounts

To access certain features you must create an account. You are responsible for: • Keeping your login credentials confidential • All activity that occurs under your account • Providing accurate and up-to-date information We reserve the right to suspend or terminate accounts that violate these terms.

4. Permitted Use

You may use Ravine Realty for personal, non-commercial purposes only. You agree not to: • Scrape, copy, or redistribute our data or AI-generated content • Use automated tools to access the Service without written permission • Attempt to reverse-engineer any part of the platform • Use the Service for any unlawful purpose • Impersonate any person or entity

5. AI-Generated Content & Accuracy Disclaimer

Ravine Realty uses artificial intelligence to generate property valuations, summaries, scores, and insights. These are provided for informational purposes only and do not constitute professional real estate, financial, or legal advice. AI-generated valuations may differ from actual market values. Always consult a licensed real estate agent, mortgage broker, or lawyer before making any real estate decisions. Ravine Realty is not liable for decisions made based on AI-generated content.

6. Property Listings & Agent-Posted Content

Property listings on Ravine Realty are posted by registered real estate professionals who are authorized to represent the properties under a listing agreement with the seller. We verify agent licence information at registration, but we are not responsible for the accuracy of listings, the professional conduct of agents, or the representations made by agents or their brokerages. Listings may also be sourced from public data and third-party providers. We make reasonable efforts to ensure accuracy but cannot guarantee that all listing information is current or correct. Listings are subject to change, withdrawal, or error without notice. Always verify listing details directly with the listing agent, brokerage, or property manager. For rental and short-term listings posted by Property Managers or landlords, Ravine Realty does not verify property ownership, management authority, or the legality of lease terms. Prospective tenants should independently verify all rental details, conduct their own due diligence, and never transfer funds before viewing a property and signing a valid lease agreement.

7. Renter Passport & Tenant Financial Data

Ravine Realty offers a "Renter Passport" feature that allows prospective tenants to upload financial documents (pay stubs, bank statements, employment letters) and consent to credit report checks for the purpose of creating a verifiable renter profile. • Automated verification, not a background check: The Renter Passport uses AI-assisted document extraction and scoring. This is an automated process and does not constitute a criminal background check, eviction history search, or full tenant screening report. • Landlord due diligence: Landlords and Property Managers must perform their own independent due diligence in accordance with applicable provincial law before entering into a lease agreement. Ravine Realty's Renter Passport score should not be the sole basis for any rental decision. • PIPEDA compliance: All financial documents and personal information collected through the Renter Passport are handled in accordance with Canada's Personal Information Protection and Electronic Documents Act (PIPEDA). See our <a href="/privacy" style="color: inherit; text-decoration: underline;">Privacy Policy</a> for details on data retention and your rights. • Tenant consent: Renter Passport data is shared with landlords or Property Managers only with the tenant's explicit consent. Tenants may revoke access or request deletion of their Renter Passport data at any time by contacting info.ravinerealty@gmail.com.

8. Fair Housing & Anti-Discrimination

Ravine Realty enforces a strict zero-tolerance policy regarding discrimination in housing. All users — including agents, Property Managers, and landlords — must comply with applicable provincial Human Rights Codes, which prohibit discrimination in housing based on race, ancestry, place of origin, colour, ethnic origin, citizenship, creed, sex, sexual orientation, gender identity, gender expression, age, marital status, family status, or disability. • Listings, communications, and tenant selection processes must not include language or criteria that discriminate on any prohibited ground. • Ravine Realty reserves the right to remove any listing, suspend any account, or report violations to the appropriate provincial Human Rights Commission or tribunal if discriminatory conduct is identified. • Users who encounter discriminatory listings or behaviour are encouraged to report it immediately to info.ravinerealty@gmail.com.

9. Intellectual Property

All content on Ravine Realty including text, graphics, logos, AI models, and software is the property of Ravine Realty Inc. and is protected by Canadian and international copyright law. You may not reproduce or distribute any content without our express written permission.

10. Limitation of Liability

To the maximum extent permitted by Canadian law, Ravine Realty shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the Service, including but not limited to financial losses from real estate decisions made using our platform.

11. Governing Law

These Terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable therein. Any disputes shall be resolved in the courts of Ontario.

12. Changes to Terms

We reserve the right to modify these Terms at any time. We will notify users of material changes via email or in-app notification. Continued use of the Service after changes take effect constitutes your acceptance of the new terms.
