Ravine Realty Is Not a Real Estate Brokerage

Ravine Realty Inc. is a technology platform that provides software tools for real estate professionals and property seekers. We are not a registered real estate brokerage under any Canadian provincial legislation, including: • Ontario — Trust in Real Estate Services Act, 2002 (TRESA), administered by RECO • British Columbia — Real Estate Services Act, administered by the Financial Services Authority (BCFSA) • Alberta — Real Estate Act, administered by RECA • Quebec — Real Estate Brokerage Act, administered by the OACIQ We do not hold trust funds, represent buyers or sellers in transactions, or provide regulated real estate trade services. Any real estate services associated with listings on this platform are provided solely by the licensed brokers and salespersons who posted them, operating under their own registered brokerages.

How Registered Brokers Use This Platform

Registered real estate brokers and salespersons use Ravine Realty as a productivity and marketing tool to manage their own business. Specifically: • Listing on their own behalf: Agents post and manage property listings they are authorized to represent under a listing agreement with the seller. • Client management: Agents use our tools to organize showings, track transactions, and communicate with their clients. • Document handling: Agents upload transaction documents for AI-assisted organization and analysis — these remain the agent's and their brokerage's records. • Verification: We collect and verify each agent's licence number and brokerage at registration. Agents are responsible for maintaining their good standing with their provincial regulator. Agents using Ravine Realty remain fully responsible for compliance with their provincial real estate legislation, their brokerage's policies, and their professional codes of conduct.

Document & Data Protection Commitment

Real estate transactions involve sensitive personal, financial, and legal documents. We are committed to ensuring your documents and data are never used for unauthorized purposes: • No unauthorized use: We will not use your uploaded documents, transaction data, or client information for any purpose beyond the specific service you requested. • No data selling: We do not sell, rent, trade, or barter your personal information or documents to any third party — ever. • No marketing profiling: Your documents and transaction details are not used to build marketing profiles, train advertising models, or shared with data brokers. • Purpose-limited AI: When you use our AI tools (e.g., Document Intelligence), your files are processed only to deliver the analysis you requested. Files are not retained beyond what is necessary. • Isolation: Each agent's and user's data is isolated — your documents are not visible to other users on the platform.

Canadian Regulatory Compliance

Ravine Realty is designed to support compliance with Canadian laws and regulations applicable to our platform: • PIPEDA (Federal): We comply with the Personal Information Protection and Electronic Documents Act, including the 10 fair information principles — accountability, identifying purposes, consent, limiting collection, limiting use/disclosure/retention, accuracy, safeguards, openness, individual access, and challenging compliance. • Provincial privacy laws: We align with substantially similar provincial privacy legislation in Alberta (PIPA), British Columbia (PIPA), and Quebec (Law 25), and applicable real estate legislation across Canadian provinces. • Real estate legislation: Our tools are designed to support agents in meeting their record-keeping and disclosure obligations under provincial acts such as TRESA (Ontario). We do not assume any regulatory responsibility that belongs to a registered brokerage. • Anti-spam (CASL): Our email features (e.g., Send Suggestions) require buyer consent and include unsubscribe mechanisms in compliance with Canada's Anti-Spam Legislation.

Data Security Measures

We implement industry-standard security safeguards to protect your data: • Encryption: All data is encrypted in transit (TLS 1.2+) and at rest using AES-256. • Access controls: Role-based access ensures agents see only their own data; administrators are restricted to platform operations. • Document isolation: Uploaded files are access-controlled and not shared between accounts. • Secure infrastructure: Our platform is hosted on reputable cloud providers with SOC 2 Type II certification, with data primarily stored in Canada. • Monitoring: We monitor for unauthorized access and conduct periodic security reviews. • Breach response: In the event of a privacy breach, we notify affected individuals and the Office of the Privacy Commissioner of Canada as required by PIPEDA.

Data Retention & Your Control

You remain in control of your data: • Account data: Retained while your account is active. You can request deletion at any time. • AI analysis files: Deleted after processing is complete and results delivered. • Transaction records: Managed by the responsible agent/brokerage and retained as required by provincial real estate legislation (typically 6–7 years). • Access & correction: You can access, correct, or request deletion of your personal information by contacting info.ravinerealty@gmail.com. • Withdrawal of consent: You can withdraw consent for certain data uses (e.g., email alerts) at any time, subject to legal retention obligations.

Agent & Broker Responsibilities

Agents and brokers using Ravine Realty are responsible for: • Maintaining a valid real estate licence in good standing with their provincial regulator • Posting only listings they are authorized to represent under a written listing agreement • Ensuring listing information is accurate and complies with their MLS® and brokerage rules • Managing client consent for any communications sent through the platform • Retaining transaction records as required by their provincial legislation • Complying with their brokerage's policies and their broker of record's directives • Not using the platform for any unauthorized, fraudulent, or misleading purpose Ravine Realty reserves the right to suspend or terminate access for any user who violates these responsibilities or applicable law. Property Managers & Landlords: Users acting as Property Managers or landlords are responsible for: • Ensuring they have the legal authority to list and manage the properties they post • Complying with all applicable provincial Residential Tenancies Acts and municipal bylaws • Using only provincially-approved standard lease forms where required (e.g., Ontario's Standard Lease under the RTA) • Conducting tenant screening in compliance with provincial Human Rights Codes — no discrimination on prohibited grounds • Handling tenant financial documents (e.g., Renter Passport data) in accordance with PIPEDA and obtaining explicit tenant consent before accessing or sharing such data • Managing security deposits, rent increases, and eviction procedures strictly in accordance with provincial law
